Denied Rental Agreement
As a landlord, I would be reluctant to accept rent for an entire year. What happens if the tenant ends up violating the lease? It would be harder to get them to move legally because they have already paid in advance to live there. While it may seem beneficial to look at as many available properties as possible, make a list of pros and cons, and then send an app only to your favorite, this strategy can waste valuable time. In a competitive rental market, an apartment may only be available for a few hours. Tenants should be prepared to apply once they have found a place they like and are eligible for. Once you`ve found a suitable rental property, be prepared to submit your application and keep all move-in fees available that day. When it`s time for you to turn down rental applicants, there are two really important things to keep in mind so you can get it right: These requirements seem pretty simple, but some tenants still stretch a paycheck and ask for properties they can`t afford. While some landlords list the income requirements on the rental listing, others simply assume that tenants won`t be asking for properties outside their price range. The property manager allowed us to see the apartments and even assigned us an apartment number with a move-in date. She showed me receipts from where new devices were purchased for the assigned apartment and told me we would be the first to use them. While waiting for a response to our request, I contacted the property manager for an update and was getting answers as if she was sick and so on. During this time, she discussed my application with other tenants. I know this because one of the tenants was a member of my family and another was a member of his family.
After 33 days since our request, I received an email saying that she had sent something in the mail and that we were above income. I checked the mailbox every day without having anything of it in it. My family and I were just run by this property manager and while she was looking at our finances, she knew we weren`t going to be approved. and nowhere in the application did anything say anything about certain income limits or did she say it when I applied. I contacted the owners` main office and it seems they don`t care, and I filed a complaint with the local housing authority and turned to lawyers because I felt that our information and confidentiality had been violated and information had been misrepresented. If you`ve completed a rental application through Apartments.com, those leases will be reviewed by lawyers in each state, so you can trust them to follow all state and federal laws. A manager or landlord simply needs to check what the reason is for the applicant and return it to them. Keep in mind that even if your decision is not based on consumer reports, you should still consider sending a rental application rejection letter in order to be transparent with your applicants and create a written record of how your decision was made.
Arrest records are not a legitimate reason to reject a rental applicant. Even if Transunion reports the arrest, an apartment or property manager cannot use the arrest records for tenant screening.
